Tim Hicks

Tim Hicks is Head of the Residential Property Consulting (RPC) area for Coastal Crossroads Consulting. With over twenty years experience in the residential property management, Tim has a background providing creative and practical solutions to daily operational needs; capital improvements; client and community development activities; and relationship building with maintenance and construction vendors. Tim truly values the challenging work conducted by on-site professionals every day.  As our Senior Property Management Consultant, Tim is charged with helping our clients achieve superior operational results.  Having been an on-site manager for large student and traditional housing communities, Tim specializes in balancing clients’ profitability with the residents’ satisfaction.

Tim was born and raised in Michigan where he completed electrical apprentice work. Shortly after high school, he moved close to family in Orange County California, where he worked as a field technician in the telecommunications industry.  However, in pursuit of both higher education and cultural enrichment, Tim resigned this position and moved to Philadelphia to attend Temple University.  Tim graduated in Cum Laude from Temple University with a BA in Broadcasting, Telecommunications, and Mass Media (1999), with an emphasis in intersect of media legislation and marketing.  While at Temple, he was both a paraprofessional and professional their University Housing division, and served as a research assistant and health educator. Tim continued gaining valuable experience for several years when he returned to California in 2004, joining two large the REIT Archstone-Smith, then in 2009 joining Essex Property Trust. With he connections to the trades, in 2016, Tim partnered in co-founding a successful vintage trailer renovation company but relinquished his interest and has returned to share his residential property experience - co-founding Coastal Crossroads Consulting.

When he’s not responding to clients’ needs, which can occur at any time – you’ll find Tim helping with the care of his aged mother, enjoying beach walks, live music, and regional vacations spots.

Dan Hicks

A graduate of Princeton University, Dan has been an alcohol and drug policy expert for 20 years, working closely with city and county governments, private industry, public safety agencies, and retail establishments. He has facilitated policy discussions among elected officials, police officers, parents groups and regional media, and has helped to establish responsible prevention policies and practices for local businesses and public agencies alike. 

A dynamic speaker and subject matter expert, Dan is putting increasing focus on new markets and the California cannabis industry, helping stakeholders apply state laws, local regulations, and program data into useful policies and procedures.

Dave Hicks

Dave Hicks brings over twenty years of professional services business development experience to Coastal Crossroads Consulting.  His approach to originating new clients is based on long-term relationship building.   In 2003, Dave began representing online corporate compliance solutions for Fortune 1000 legal departments with an emphasis on financial transparency, preventing workplace discrimination, and the requirements of federal and state workplace reguations.  In 2006, Dave moved to Intelliteach (formerly Cash Management Solutions) where he served for over ten years as VP of Business Development advocating law firm AR portfolio evaluations and profitability assessments using state-of-the-art analytics tools. Dave has made presentations or participated in panel discussions at numerous conferences and his writings have appeared in such publications as the American Bar Association Journal and the California Regulatory Law Reporter.   Dave holds a J.D. from University of San Diego School of Law and an A.B. cum laude from Princeton University.
